The procedure

How it works

Duty Agent works with a BT line, a PBX or a VoIP system that can divert on no answer. The branch diverts its existing number when the office is closed. Three steps, no new hardware.

1. Divert on no answer

A one-page divert sheet for your BT line or PBX. Nothing is installed and no number is ported; your number stays where it is. You reverse it yourself with the same sheet.

2. It answers, and says so

Every call opens with a disclosure that it is an AI. Duty Agent asks whether the caller is renting or buying, takes budget, area and timing, answers basic property questions from your listings only, and records viewing requests with the caller's name, number and preferred times.

Emergencies such as a leak, a flood, a lock-out or no heating are transferred to the on-call number you give us. If that number does not answer, the caller is told to ring 999 where there is danger to life or property, and the call is flagged in the digest.

3. By 8am, it is on your desk

One digest email every morning: each call with its recording and transcript, the qualified applicants, and the viewing-request queue for the team to confirm. Every line in the digest links to the recording it came from, so you can check it. A simple call log page, opened by a magic link to your work email, holds the same recordings and transcripts.

What it does not do

It does not write to your CRM, book into your calendar, or chase people by text. The digest is the integration. It does not negotiate and it does not ring anyone on your behalf. The one call it places is the live transfer to your on-call number.
